Privacy notice

Applies to vyzko.com and the Vyzko report service (England only). We process only the personal data we need to provide and deliver that service.
1. Who we are
Vyzko Ltd ("we", "us") is the data controller for the personal data described here.

2. What this service does
Vyzko is an online property due-diligence service for homebuyers in England. You enter a property address and, after payment, receive a report compiling facts from named, dated public sources. We process only the personal data we need to provide and deliver that service.
3. The personal data we collect
- Your email address, which you provide at purchase so we can send you your report and a durable link to it, and support you. It is needed to complete a purchase.
- The property address / postcode you search, and the priorities you select.
- Payment information, handled by our payment processor. We do not see or store your full card details; we receive confirmation that payment succeeded.
- Limited technical data needed to run the site securely (for example essential cookies, a short-lived IP-based rate-limit signal, error logs). We keep these minimal and redact full postcodes in our logs.
- Waitlist email, only if you choose to join the waitlist when we are at capacity.
4. How we use it, and our lawful basis (UK GDPR Article 6)
- Generate, deliver and re-send your report; provide support, performance of our contract with you (Art 6(1)(b)).
- Take your payment, performance of our contract with you (Art 6(1)(b)).
- Keep financial and tax records of the purchase, compliance with a legal obligation (Art 6(1)(c)).
- Keep the service secure and working (essential cookies, rate-limiting, error logs), our legitimate interests in a secure, functioning service (Art 6(1)(f)).
- Notify you if a waitlist place opens, your consent (Art 6(1)(a)); you can withdraw it any time.
We do not use your email for marketing without asking you separately first. Your purchase email is used only to deliver and support your report (transactional use).
5. Who we share it with
We use trusted service providers (processors) who act only on our instructions under contract:
- Our payment processor, for card payments.
- Resend (Resend, Inc.), to send you your report and the durable link by email (transactional only).
- Fly.io (application hosting), to run the service.
We do not sell your personal data or share it for others' marketing.
6. International transfers
Some providers (our payment processor, Resend and Fly.io) may process data outside the UK. Where they do, the transfer is protected by an approved safeguard (a UK adequacy decision, the UK International Data Transfer Agreement or Addendum, or the UK extension to the EU-US Data Privacy Framework where the provider is certified).
7. How long we keep it
- Your email + report link: 12 months from purchase, then deleted (you can ask us to delete sooner).
- Payment and tax records: as long as the law requires (currently 6 years). This means a limited transaction record, which may include your purchase email, stays in our financial records even after the 12-month deletion above.
- Security logs: kept briefly and held in aggregated or de-identified form where possible. We keep basic, first-party usage records, such as page views and purchase events, to understand whether the service works. They are collected without cookies or tracking identifiers, are not shared with anyone, and we use no third-party analytics services.
8. Your rights
Under UK GDPR you can ask us to: access a copy of your data; correct it; delete it; restrict or object to our use of it; port it; and withdraw consent (where we rely on it). To exercise any right, email info@vyzko.com. We respond within one month, which we may extend by up to two further months for complex or numerous requests, telling you if we do.
You can also complain to the Information Commissioner's Office (ICO) at ico.org.uk or 0303 123 1113, though we would appreciate the chance to help first.
9. Cookies
We only set cookies that are strictly necessary for the service to work, such as security and session cookies. We do not use analytics, advertising, or tracking cookies, and there is no cookie banner because there is nothing to consent to. If that changes, we will update this notice and seek consent where required.
10. Children
The service is intended for adults buying property and is not directed at anyone under 18.

We may update this notice; the "last updated" date shows the current version. Material changes will be made clear on this page.
